NBC 2016 Fire Safety: A Practical Checklist for Building Owners
The National Building Code 2016 sets stringent fire safety requirements for all occupancies. This article translates the code into an actionable inspection checklist for facility managers and RWAs.
Part 4 of the National Building Code of India 2016 (NBC 2016) is the definitive reference for fire and life safety in Indian buildings. It applies to every occupancy — residential, educational, institutional, assembly, business, mercantile, industrial, storage, and hazardous.
Passive fire protection
Check fire-rated doors on staircases and refuge areas, intact compartmentation walls, sealed service shaft penetrations, and the structural fire rating of beams and columns based on occupancy class.
Active fire protection
Verify hydrant pressure (minimum 3.5 kg/cm² at the topmost outlet), sprinkler coverage in mandated areas, automatic detection in concealed spaces, and a working public address system tied to the fire alarm.
Means of egress
Two independent staircases for buildings above 15 m, unobstructed exit widths, photoluminescent egress signage, and a clear refuge area on every fourth floor for high-rise buildings.
Maintenance and drills
Quarterly pump test, half-yearly hydrant flow test, annual third-party fire safety audit, and a documented evacuation drill at least once every six months with participation logs.
